How We Set Our Price
We inspect your home first, then give you a clear written quote. The quote covers both phases — extermination and exclusion — plus the 2-year warranty. No separate charges, no hidden fees.
Home Size
Larger homes have more linear footage of foundation and more potential entry points. More sealing = more time and materials.
Severity of Infestation
A light, early infestation is typically faster to resolve than a heavy, long-running one. Phase 1 duration varies accordingly.
Structural Complexity
Homes with crawl spaces, multiple additions, brick facades, or older construction may have more complex entry points to address.
Number of Entry Points
We seal every accessible entry point. A home with 15 gaps costs more to seal than one with 6.

Access Conditions
Tight crawl spaces, steep rooflines, or other difficult-access areas can affect labor time.
